ANNUAL MAINTENANCE FEES are due and payable as of January 1st of each calendar year.
Invoices/Statements for Annual Maintenance Fees (also called Annual Assessments) are mailed to all homeowners of record (usually in late October or early November of each year) at the address on record with Crest Management. Homeowners may also access their accounts to view their annual fees due (and pay online) via the Crest website homeowner portal. You must register with the Crest website to access your personal homeowner account. Contact Crest Management with questions regarding your 2024 annual maintenance fees or to register with Crest for homeowner access.
All homeowners in Terraces on Memorial (Single Family Home, Patio Home, and Townhome) are responsible for paying Annual Dues.
Annual Assessments are DUE AND PAYABLE IN FULL on January 1st of each year. The account will be considered past due if payment is not received by January 31st. Adequate time for post office delivery AND processing by management company is necessary. Even online payments via e-check or credit usually require several days to process.
There is a 30-day grace period until January 31st in order to allow for receipt and processing of payments. However, interest begins accruing on January 1st and said interest will be due and payable in addition to the annual assessment fee if full payment is not received (and processed) prior to January 31st. HOW TO PAY ANNUAL ASSESSMENT:
1. Pay By Mail. 2. Pay online. You may use the payment link found on the Crest website. Or for more details on your personal account, you may access your account via the Crest Homeowners Portal (registration via Crest website required).
You will need:a) your HOA account number (located on your invoice)b) the management ID: 3130c) the association ID for Terraces on Memorial: TOMThe association ID is for annual assessments only.Online Payment also requires time for processing. Additional fees from your bank or credit card company may be incurred.
3. Pay In Person. Payments can be made in person at nearby Crest Management office.If possible, bring your payment coupon with you to facilitate the process. Homeowners paying in this manner will be given a dated receipt. Be aware that wait times can be long the last week of January as Crest Management handles similar transactions for other properties at that time of year.
