Maintenance Assessments


PLEASE NOTE


2019 ANNUAL MAINTENANCE FEES are due  and payable as of January 1, 2019.


All homeowners in Terraces on Memorial (Single Family Home, Patio Home, and Townhome) are responsible for paying Annual Dues.


If you did not pay prior to end of January, then late fees and/or interest penalties will apply. The Grace Period ended January 31st.

Annual Maintenance Fee: $1,300

 

Invoices for Annual Maintenance Fees (Annual Assessments) are mailed to all homeowners (usually  in late October or early November of each year).



Annual Assessments are DUE AND PAYABLE IN FULL on January 1st of each year; homeowner account will be considered past due if payment is not received by January 31st; adequate time for post office delivery AND processing by management company is necessary. Even online payments via echeck or credit need several days to actually process.

 
There is a 30 day grace period until January 31st in order to allow for receipt and processing of payments. However interest begins accruing on January 1st and said interest will be due and payable in addition to the annual assessment fee if full payment is not received (and processed) prior to January 31st.

Don't wait till end of January to mail payments; even online payments require several days for processing time.

  
After January 31st, delinquent homeowners will be billed for Management Company accounting and administrative services and any attorney fees in addition to interest accrued. The Board’s policy is to not waive any fees or interest for late payments.



 
HOW TO PAY Annual Assessment:

1. By Mail. Payments for annual assessments can be mailed to the address found on the invoice or call Crest Management at (281) 579-0761 to confirm the below address for mailing payments.

Homeowners should be aware that it is necessary to allow ample time for receipt and processing of payments sent via mail.


2. Pay online. A payment link can be found on the Crest website:  www.crest-management.com

You will need:

a)   your HOA account number (located on your invoice)

b)  the management ID:   3130

c)  the association ID for Terraces on Memorial: TOM*

*This code is for annual assessments only.

Keep in mind that Online Payment also requires time for processing – online check payment can take 6 business days or longer and online credit card payment can take 2-3 business days or longer. Additional fees from your bank or credit card company may be incurred.


3.  In Person. Payments can be made in person at nearby Crest Management office.

If possible, bring your payment coupon with you to facilitate the process. Homeowners paying in this manner will be given a dated receipt. Be aware that wait times can be long the last week of January as Crest Management handles similar transactions for other properties at that time of year.

Townhomes Monthly Assessments:

 
The townhomes area homeowners have a separate monthly assessment of $195 in addition to the yearly assessments.

 
Coupon booklets for payment of these monthly assessments are sent each year to all townhomes homeowners (usually late November or early December).

1. By Mail. Payments for monthly assessments can be mailed to the address found on the invoice or call Crest Management at (281) 579-0761 to confirm the below address for mailing payments.
